1. What is Hemisphere Development LLC?
Hemisphere Development LLC is a full service real estate development company focused on acquiring complex Brownfield sites. Hemisphere Development LLC specializes in acquiring title to and redeveloping environmentally distressed, underutilized and/or vacant real estate. Hemisphere Development LLC’s redevelopment projects include single family residential, multi-family residential, commercial, industrial and recreational real estate.

2. Are Hemisphere Development LLC and Hemisphere Advisors LLC the same company?
No, they are affiliated entities. Hemisphere Development LLC is focused on owning and redeveloping Brownfield real estate.

Hemisphere Advisors LLC is a consulting firm that was created through a joint venture of several firms. Hemisphere Advisors LLC was created to deliver all the skills required to successfully redevelop brownfields under one roof. Hemisphere Advisors LLC was created specifically to leverage the skills and abilities of several firms highly experienced in the different disciplines necessary to successfully complete a Brownfield redevelopment.

3. Who should call Hemisphere Development LLC?
Any owner of underutilized, vacant or suspected environmentally contaminated real estate that wishes to dispose of the property. Typical parties contacting Hemisphere Development LLC include corporations, individuals, municipalities and real estate developers.

4. What are Hemisphere Development LLC’s investment criteria?
Given the complexity and creativity required for Brownfield redevelopment, it is difficult to provide definitive investment criteria. The following are very broad criteria, so please call with any opportunities as we prefer to review opportunities first hand if possible. Generally speaking, we prefer sites with the following characteristics:

Size: We prefer sites with over twenty acres of land (but we do have a well-located one-acre site in our portfolio). We target sites with a minimum value, if clean and clear, of at least $5 million. We prefer large sites (our largest current redevelopment project is an 1,100 master planned lakefront project). We generally are not interested in gas station sites, however, if the site is part of a larger portfolio of gas station sites or is situated in a vibrant retail district, we would be interested in reviewing the site(s).

Environmental Condition: Environmental issues do not intimidate us. We will consider acquiring any type of underutilized and/or environmentally challenged real estate. In fact, we excel at the most complex redevelopments.

These investment criteria are purposefully broad. Due to the nature of Brownfield redevelopment, our experience demonstrates that each site is unique. For instance, our one-acre site is located in the heart of a vibrant community. Our 1,100-acre site is located 30 minutes east of a major metropolitan area. The common thread is that both sites have substantial environmental concerns and redevelopment potential.

The value of the transaction, once fully developed, is currently estimated at $300 million.
